Founded December 1989 with long term investment strategy
First acquisition Jan 1991 - Lace Walk Honiton.
1994: first major sale - James House, Leicester. The building was
enhanced by renegotiating lease terms with the major tenant and
refurbishing the building entrance, lifts and lobbies.
1994/1995: reinvested the proceeds of sale of James House
1996: move to refurbished premises in Marylebone Mews, London W1
1997/1998: major letting of empty space in Luton property
Aug /Sep 1998: various properties including Ringwood sold
2001: sale of Taunton property.
Nov 2002: The Vineyards, Great Baddow - refurbishment of a block
of 48 flats completes.
July 2003: Stirling House, Hornchurch sold.
August 2003: The Vineyards refurbishment of 16 maisonettes,
construction of new restaurant unit and improvements to the
shopping precinct.
August 2004: All Vineyards refurbished flats and maisonettes either
sold or under offer.
June 2005: 202-226 High Road Loughton sold.
January 2006: Units 1-6 New England Street Brighton sold.
March 2006: Portfolio refinanced with new 15 year fixed rate
Norwich Union amortising mortgage.
May 2006: Long lease of Group head office, 1 Marylebone Mews
London W1, bought by Group pension scheme.
March 2009: Purchase of two prime retail units in Barnsley.
November 2011: Council approve plans for 58 unit residential scheme
on the Marrable House site, Great Baddow.
June 2013: Barnsley property sold.
October 2013: Old Rectory Bowers Gifford sold.
January 2014: Purchase of Unit 1 New Garrison Road, Shoeburyness.
Nov 2015: Sale of Marrable House site for conversion to residential
accommodation.
June 2017: Sale of 56 Tooting High Street.
March to October 2020: Our investments generally comprise essential
and local shopping which has proved more resilient than most to the
damaging effects of Covid-19 and lockdown.
May 2021: Wigmore Park Centre, Luton sold and Group becomes debt free.
November 2021: The Group Holding company re-registers as a private limited company
and becomes Rubicon West Ltd (previously Rubicon West Plc).
February 2022: Rubicon West Estates also reregisters as a private limited company.
June 2023: Sale of Calverley Road, Tunbridge Wells.
